Free plan includes draft agreement generation, preview, clause selection, and PDF download. ₹199 Agreement Plan is charged only when you want Aadhaar OTP signing + final signed PDF delivery. Property plans are monthly and include management features like reminders, dashboard, tenant portal, renewals, and notices.
No. Your tenant receives a signing link via SMS and WhatsApp. They verify with their Aadhaar OTP on any phone browser — no app, no account required. The signed PDF is sent to both parties via WhatsApp immediately after signing.
All your signed agreements remain accessible forever — we never delete your data. Auto-reminders and tenant portal access pause until you renew. We'll send reminders at 60 and 30 days before expiry so you're never caught off-guard.
If the e-sign process fails due to a technical error on our end, you receive a full refund within 24 hours. Once an agreement is signed and delivered, the per-agreement fee is non-refundable. Annual plans have a 7-day refund window from the date of purchase.
Pro and above plans connect to WATI (WhatsApp Business API) to send automated rent reminders to your tenants. You configure reminder timing (e.g. 5 days before due, day of, day 3 overdue) in Settings. Messages appear to come from your ProRently-verified WhatsApp number. No manual sending needed.
Agreements signed via Aadhaar OTP e-sign are admissible as evidence under the Information Technology Act 2000 (Section 5). Whether registration is required depends on your state and tenancy term — for 11-month tenancies, most states (Karnataka, Delhi, Telangana, Gujarat, Tamil Nadu) do not require registration. Enforceability in any specific dispute depends on stamp duty compliance, agreement terms, and judicial interpretation. ProRently is not a law firm — for disputes above ₹25,000 or complex situations, consult a registered advocate.
We support Karnataka, Delhi NCT, Telangana, Tamil Nadu, Gujarat today. Maharashtra requires sub-registrar registration even for 11-month L&L agreements — we're building this as a Phase 2 feature via the iSarita portal integration. Maharashtra landlords can still use us to draft and sign, but will need to register separately until then.
Your Aadhaar data is used solely for OTP verification via the UIDAI-authorised e-sign provider (Digio) and is never stored on our servers. We comply with India's Digital Personal Data Protection Act 2023. Digio is a licensed e-sign service provider under CCA, Ministry of Electronics & IT.
Yes. The agreement generator includes 6 standard clause options (notice period, no subletting, maintenance split, no pets, late payment penalty, lock-in period). Landlord OS subscribers can add custom free-text clauses. Standard clauses are reviewed against published state guidelines and common landlord-tenant dispute patterns — not by an in-house legal team. For custom clauses or high-value tenancies, obtain independent legal review from a registered advocate.
